Tenant improvement of 87,031 SF of space form L3 to L 9 for Oil Search (Alaska), LLC a subsidiary of Santos Limited with following building area at each level:

Following the renovation and modernization to the existing Key Bank building, a single tenant, Santos, implemented an interior build-out of seven complete floors, levels 3 – 9.

As an expression of sustainable development and reduced carbon footprint, ground & polished of existing concrete was the majority floor finish and exposed mechanical, electrical, and plumbing was the majority ceiling finish. Individual acoustic ceiling “Cloud” panels were used to add aesthetic character and acoustic performance to the ceilings. The routing of the mechanical, electrical, plumbing, and sprinklers were painstakingly coordinated for functionality and aesthetics. Operable partitions of both solid and glass panels were integrated into the design. Specialty fire protection systems, power back-up and cooling systems covered areas with sensitive electronics. Specialty casework was required in boardroom, research, and break rooms. As can be seen from the street, a custom shaped linear light was included on every floor’s ceiling to accentuate the entire building’s southeast prowl front.

Tenant improvement of 7 floors includes Bead blast, SDM skim coat, grind and prep for required floor finishes, paint all exposed structural ceiling, piping and conduits, Acoustical Spray under new deck, new partition walls, demountable partitions, USG suspended canopied, USG Barz PET Baffles, Flooring, wall covering, kitchen at every floor, Appliances, Fire protection, preauction and clean agent system, 13 CRAC units, Dry Coolers, plumbing, specialties lighting
